The Unicorn is a landmark mixed-use commercial development spanning 120,000 sq.m. in the heart of Phaya Thai, Bangkok. Commissioned by BTS Group Holding Public Co., Ltd., this project stands as a benchmark for sophisticated high-rise construction and advanced digital asset management.

Role & Responsibilities

• Position: BIM Coordinator / BIM Production

• Key Scope:

  • BIM Management & Consultancy: Directed BIM workflows and provided expert consultancy to ensure strict adherence to project standards throughout the entire lifecycle.

  • High-Precision Modeling: Delivered comprehensive BIM models (LOD 500) covering Architectural, Structural, and MEP disciplines. Models were meticulously developed based on construction-ready shop drawings to ensure absolute spatial accuracy.

  • Facility Management (FM) Integration: Spearheaded the integration of FM-ready data into the BIM environment, establishing a robust digital twin infrastructure for long-term operational efficiency and predictive asset maintenance.

Key Achievements

• Construction Accuracy: Successfully transitioned from 2D shop drawings to a fully coordinated LOD 500 digital twin, minimizing on-site conflicts and ensuring the physical build perfectly mirrored the design.

• Operational Readiness: Established a structured data framework that empowers the owner to optimize facility management, reduce operational costs, and streamline maintenance routines post-construction.

• Streamlined Coordination: Effectively managed data integrity across complex MEP and structural interfaces, ensuring seamless collaboration in a high-density mixed-use environment.
